We will list as many of the basic questions here as we can to help you better understand the process.

Question: How did you get my mailing address as the owner of this property?

Answer: We obtain our contact information directly from the county as property ownership is public information and can obtained by anyone.

Question: If I agree to your offer price, how soon can you get me the check?

Answer: Once we agree to a price, we can typically get you a cashier’s check within 5 business days.

Question: How do we close?

Answer: We will pay for a notary to meet you at a time and place that’s convenient for you. We will prepare the deed to be signed. The notary will have you sign over the deed to the property and then give you the cashier’s check right then and there.

Question: Will there be any fees/costs that will be deducted from our agreed upon price?

Answer: No. Once we have obtained all the necessary information and agree on a number, that is the amount you will receive on the check. ALL other costs will be covered by us!

Question: Will I have to pay off my property taxes in order to sell this land?

Answer: No. Again, this will be one of the key pieces of information we will verify. If there are any outstanding liens, judgements, taxes or other encumbrances on the property, we will take those into consideration when deriving a final offer on the parcel. No payments by you will be required. We will take care of paying the back taxes.

Our process is meant to make it as fast and easy as possible for you to sell your land. You don’t do a thing other than sign the deed and cash your check. For many people, they are simply too busy to want to do it any other way. And that’s why we do what we do.

Question: Am I getting full retail value for my land this way.

Answer: No. We are essentially buying your land below retail. We then do all the marketing, create the listings, create the maps, speak with all the sellers that call on the property until we are ultimately able to sell the land.

Question: Could I get more money if I did all that selling stuff myself?

Answer: Probably so. If you are able to do all that work to list it and can wait up to 6 to 9 months to get your payment, then you could probably get a higher sales price. The one thing you wouldn’t have is our network/list of existing land buyers which makes selling parcels of land like yours much easier.

There are not many buyers of these types of rural parcels. But having the network/list of buyers we have helps us sell these a bit easier than the typical owner might be able to.

As we always tell people, we buy land from people that simply want a fast and easy way to sell their land and get their money. We believe that the effort we put in to find the land and then to market that land (creating maps, taking photos, answering questions from buyers, etc) and get it sold is significant.
